Overview:

Each of these lots is surveyed and over 4 and a half acres in size. Both lots have deeded water access to the Bras d'Or Lakes. The access is immediately across the TransCanada Hwy and has a gravel drive that allows driving almost to the shoreline. The assessment amount on each lot is over $21,000 making the offer price less than assessment value. The land is densely wooded, mostly hardwoods, on a hillside (not steep) with a number of building sites affording a panoramic view of the Bras d'Or Lakes. The elevation is such that a good deal of forest in front could be left in tact for privacy and noise barrier without impinging on the lake view. These lots offer an inexpensive opportunity to obtain proximity, access and a beautiful lookout over the Bras d'Or. Each lot with HST prices out at $22,487. Notable:

The power lines (N. S. Power) run across the property on the back boundary of both lots. Therefore, the power company ROW to maintain those lines which involves cutting trees and bush growth under them, would not be intrusive. There is an old road adjacent to the eastern lot where the power company can obtain access, making it unnecessary to cross the land for sale to get to the lines when needed. Also, since the lines are at the back of the property, their location is a non-issue when deciding where to build either from an obstacle or access point of view.
