Overview:

This is a beautiful partially forested parcel which has a waterfront, but is rocky and high, and not buildable on the waterfront due to septic regulations. The 45 acres, however, certainly are buildable. Lovely views of the Gulf and sunsets from above the road as the land slopes gently uphill. There is a brook that runs along the front of the land and the footings for a bridge across the brook from some prior period on the neighboring (north) property. Leveling off somewhat as one moves back up the property, the potential for clearings suggest a variety of uses, or even a subdivision of the land, and further housing. Further back the land climbs again, where there is the possibility of harvesting the wood. .The Gazebo on the front (waterside) is part of the property, having been built by the vendors.

Comment:

This is one of the very few oceanfront - ocean view parcels with acreage that is available presently in Terre Noire and to the Cheticamp area. While a very old building still exists far back on the land, there are no other buildings visible. The 260 feet of width provides plenty of space for privacy, particularly as the property is very deep, having over a mile of depth. Convenient to the Co-op at Grand Etang and further to Cheticamp, about ten minutes away. A bridge with a large culvert would likely be required for a driveway up the property. Not believed to be a major undertaking, but requires investigation.

The area near this property includes the towns of Margaree, Margaree Harbour, Grand Etang (nearest co-op grocery), Terre Noire, Cheticamp.
