Overview:

This listing is dramatically changed due to the tragic burning of the house between Christmas and New Year. The 300 acres is unusually almost a square, the road bisecting the property. The house was set near the crest with beautiful views, while the horse barn provides 360 degree views across the valleys and hills. Little traffic mars the peace of this unusual blueberry and horse farm. Set between Mabou and Whycocomagh, the largely cleared but partially forested land is priced to sell. The forest is mainly mature hardwood with a possible value of $100,000 or more in lumber, veneer and firewood. As the forest is cleared, wild blueberries spring up and add to the 80 plus acres of blueberries already in cultivation. This is an unusual opportunity for peace and quiet with large tracts of DNR land next to the farm and the opportunity to produce one's own foodstuffs, run cattle or sheep, and harvest the valuable annual berry crop. Formerly priced at $480,000, it is now $200,000.

Comments:

An unusual opportunity for an almost square property of this size. The development work clearing forest and preparing blueberry fields (80 acres) has been very substantial, while there is also a further 100 plus acres of meadow surrounding the house, and substantial hardwood forest of mature maple and birch. The water is excellent and there is a 180 foot drilled well with plenty of flow. The remaining horse barn is in tact. Eleven acres of land was cleared last year and is developing blueberry crops - not currently part of the 80 producing acres.

Given the proven blueberry production in the immediate area it is the opinion of the owner that the possibility exists for a 500 acre blueberry farm.

As noted elsewhere, the value of the 125 acres of mostly hardwood is estimated to be in excess of $150,000. The estimated value of the adjacent 200 acres of mixed forest has not been set but certainly would provide a considerable income during the clearing phase of operations in converting the land to blueberry production.

EXTRAS: A heavy duty bush hog (brush cutter), a loader with grapple and a complete set of equipment for firewood cutting and splitting are available for $30,000. This equipment is not available separately.
