Comments:

This large lot is part of a new development area on a peninsula where all the lots are large at around 10 acres or so. The large size of this lot, its shape, its position on the peninsula and the character of the surrounding area with its sparse population all contribute to its high degree of privacy. There are a number of possible home sites that take advantage of the beautiful elevated ocean views. The land is mostly well drained and the area is known to have easily obtainable, potable water. A positive perk test for a conventional septic system has been done on this lot. An old, very small graveyard (20' X 20') exists near one of the property boundary lines. It was known as Cherry Hill Cemetery. Some building remnants, mainly footings just visible above ground, remain nearby. The small area is not in a location that would interfere with a home site or the drive to it.

The development is called ART'insula and is made up of 20 large private lots and is an international community comprised of Europeans, Canadians and Americans.

Holland Harbour is an ideal kayaking area. With Reed's Island off the shore of Lot 12, Holland Harbour offers a calm water paddle. Local wildlife observation includes Loons, Eagles, Deer, Seals, and Whales.

The fishing in and around the immediate area as well as the general area is excellent and offers both salt and fresh water opportunities, particularly salmon rivers. There is a sand and pebble beach within walking distance of the property and there is a beautiful all sand beach within a ten minute drive.
