Overview:

Forty acres in Irish Vale on Route 4 is not normally available. And while there are a number of small holdings right on the road, there are at least three prospective entries to the parcel, one of which currently is a gravel drive. The valley floor is relatively level with a very pretty brook that crossed the back of the property and follows the southern boundary. There is an old house which appears to be beyond salvation but has not been scrutinized. A triangular piece of about 150 feet is directly on the Bras d'Or at the northern end of the parcel. The beach is stony but there is sufficient land that a boat house or other small building could probably be added. The valley floor is arable and was farmed many years ago but most of the land is wooded.

Comments:

Property can be subdivided using the various different entries as separate access. There are prospective building sites up the valley side on the North boundary which would provide very compelling views of the Bras d'Or and the land to the West. Route 4 is at the front boundary of the property and divides the beach strip from the whole. Route 4 is a paved scenic highway that runs between St. Peters and Sydney. This property is approximately a 25 minute drive from Sydney and 20 minutes from St. Peters. Sydney is the major shopping destination in Cape Breton while St. Peters has the canal from the Bras d'Or to the Atlantic Ocean.

NOTE: This particular location on the lake has a view of the widest part of the Bras d'Or Lakes with the view looking to the NW.

Directions:

Take Route 4 from Sydney (25 minutes) or St. Peters (20 minutes), look for Tradewinds sign on highway in Irish Vale.
