Overview:

Part of almost 33 acres, this 13 and 1/4 acres fronts on the protected waters of Lennox Passage, with a waterfront of 745 feet, and a pebbly beach with gently sloping depths of water. The private bridge across an estuary guarantees quiet enjoyment of the land. An old apple orchard that probably dates to post WWI, firs and brush are adjacent to a forest that once was grazing land. A very old rock lined hole is all that's left of a dwelling, but the large well, is nearby and always full of water. Offering possibilities for a subdivision or an investment grade future development, this carefully laid out area rises easily from the waterfront and has various commanding locations for houses that with clearing would provide lovely views of Lennox Passage and the land beyond. Anchorages abound and provide protected ground from the open Bay beyond. Swimming in the warmer waters in summer, boating, and protection from road noise or any unexpected visitors should be perpetual.

Comments:

Located on an old apple orchard (a few new trees, the old ones are gone) and a now well overgrown grazing meadow, the rise of land at the top is where the very old cellar remains, and the large open well a short distance away. Since the land rises from the brand new and very strong bridge, any road noise (perhaps 300 yards away) is lost in the trees and rises over the hilltop and is lost.

The boggy area is a now unused cranberry location which follows the ocean estuary and tidal creek around to the tidal pond above the shore.

Both firs and alder with some maple comprise most of the forest, and clearing/thinning would make a big difference in views and drainage. Application to the Department of Natural Resources may provide permission for a wharf on the bay, which would be perfect for a boat owner.

Straights Richmond Hospital is about 20 minutes away – or less – while a very nice grocery Co-Op in Arichat is only ten minutes away by car. Port Hawkesbury is a market town and has the usual larger chain stores, such as Super Value, Sobey’s, Wallmart, building supply stores, vehicle sales and service, and is about 25 minutes away.

Schools, depending on educational level, are not far, with Saint Francis Xavier University in Antigonish about an hour and a half away on the mainland. The undergraduate school is ranked at, or near the top, of all Canadian undergraduate colleges.

NOTE: This land is improved. There is a gravel entryway, drive, a bridge and a dug well on the property.

On Isle Madame, cross the Madame Bridge and follow Highway 320 to Martinique. Land is on the left - sign.

To the northeast lies St. Peters, and the canal into the Bras d’Or, while just down the coast is the picturesque and popular D’Escousse Yacht Club, with its new club house and large wharf. Dundee Golf Course and Resort (one of Cape Breton's "Fabulous Foursome" golf destinations) is also close by and offers a championship 18 hole layout with spectacular scenery.

Arichat, Louisdale, Port Hawkesbury are easy distances, but most of all, the charming and quiet surroundings of Martinique on Isle Madame provides a private and yet open seaside base.
