Overview:

Rising 1000 feet above the coast, this is a highland property of astonishing beauty, a fitting description of both the acreage itself and the one of a kind views it affords of ocean, lake and rolling valleys below. Several roads, one a 4-wheeler and one fit for any vehicle provide warm-weather access to the mountain top. Gigantic maples and yellow birch tower over a hardwood forest with no record of ever being cut. Despite the lofty location and steep slopes below, there are a number of level building sites with water views. Though no one has lived in this silent domain for over 100 years, someone certainly could.

Comments:

• though getting power lines to the property would be extremely expensive, wind-generated power is quite feasible (with the added advantage of being able to opt out of the escalating costs of the power grid)

• while there are certainly a few areas on the acreage that are steep and impractical for building purposes, the great majority (at least 80%) is level or gently sloping and provides many suitable building sites

• the soil, land and conditions (15 cleared 15-20 years ago) are well-suited to two money crops: an Xmas tree farm and wild blueberry fields

• prudent management of the hardwood forest plus minimal cutting to prepare a building site with a view would produce a significant supply of maple hardwood for building materials and firewood

• evidence of wildlife on the property points to the presence of grouse, jack rabbits, owls, coyotes, moose, deer and bear

• the roads that lead up the mountainside are public roads and are marked as such on Cape Breton maps indicating the possibility of wintertime ploughing service should someone be in residence during the snow months

• while seclusion is a primary feature of this property, the fact that it is only a 15-20 minutes drive away from the town of Inverness provides an unusual convenience

• the mature forest of hardwoods which virtually cover the steep slopes from the top provides excellent erosion protection

• within the hardwood forest, there are a number of prospective building sites that would provide a view down over the town of Inverness and the new links golf course to the Gulf of St. Lawrence and Margaree Island...turning one's head from the same locations, the view also overlooks the western regions of Lake Ainslie, the largest fresh water lake in Maritime Canada

• there are two roads which approach this property: the one from the East that goes past the provincial forest nursery climbs steeply and is suitable only for four wheel drive vehicles or walking; the other, from the West, approaches from an easier pitch and crosses the top of the cape through Crown land and is useable by 2 wheel drive vehicles
