Overview:

Settled over a century ago by the family whose name remains as part of the property address (Ferguson Road), this homestead covers more than 100 acres. While the old farmhouse and barn remain standing with some useable features, the value in this offering is in the large tract of land for sale. The property is roughly rectangular in shape with the land rising from the old homestead site up to the top of a ridge from which a large expanse of the Roseburn Valley can be seen. Most of the woodland, a mix of hard and softwood, has not been cut in many years (if ever) with less than 5% cleared, the latter being around the house, barn, garden and apple orchard area.

A major portion of the cleared land between the house and the old barn has been worked as a very productive and large vegetable-fruit-herb garden by the present owners for the last four years. Crops grown successfully have included potatoes, tomatoes, turnips, corn, cucumbers, broccoli, multiple varieties of squash, pumpkin, cabbage, cauliflower, beets, onions, beans, rhubarb, carrots, and Swiss char. Herbs such as dill, savory and parsley also have done well.

There are numerous apple trees on the property plus wild raspberries, strawberries, blueberries, blackberries and choke cherries - sometimes available in large quantity as they were in the Fall of 2006. Consequently, hunting is often very good on the land, especially for partridge (grouse), rabbit and deer.

The old barn, measuring 26' X 30' may be serviceable but needs new sills. The lumber for the replacement is there. Power lines are there as is a well and a septic system (concrete tank) of unknown condition. A stream runs close to the house and blooming lilac bushes have taken center stage from the spring flowers (crocuses, daffodils and lilies) planted many years ago. There is even an old log cabin up in the woods that may be salvageable.

Comments:

The closest town is Whycocomagh, about a 10 minute drive on a gravel road which is maintained year-round by the county.

Whycocomagh is a full-service community with a range of shopping outlets from a hardware store to a decent sized grocery co-op. You can rent DVD's, order a take-out pizza, fill your prescription, buy aboriginal goods, have a choice of church memberships but still enjoy the sleepy friendliness of a village atmosphere with between 500 - 600 residents in the area Postal Canada views as comprising "Whycocomagh".

The beauty of Whycocomagh was noted by Alexander Graham Bell, who is known to have stated that "Whycocomagh is the Rio de Janeiro of North America" due to the picturesque island off its shores.

Within the last several years, the Keltic Quay was constructed on the shoreline along the main part of the village. Opened initially for the 2005 season, it is an up-scale tourist and corporate retreat destination with nice accommodations built right on the lake shore.
