Overview:

Located in one of the most attractive areas of Aberdeen, on the Bras d'Or, the property is situated between Baddeck and Whycocomagh, and about 35 minutes from Port Hawkesbury. The land rises from the highway, and has a strip with trees and a miniature beach on the water side of the road. The very old house needs serious attention but is presently occupied by a lessee, who looks after the grounds. Were one to build slightly higher, the unobstructed view over the lake would be lovely, while the mature firs along the road would cut traffic noise. Convenient, private, and a beautiful setting.

Comments:

The Aberdeen ridge and waterfront area is amongst the most attractive Bras d'Or Lake locations. The domestic water sources are recognized as some of the best in Cape Breton - little or no metals or contaminants and the water is very soft in significant quantities.

The steepness of the hillside above precludes the possibility of development in the future, thereby guaranteeing privacy from above forever. The substantial firs in front, on the road, are a natural sound barrier and further privacy factor. The half acre on the water is totally undeveloped and overgrown but represents a real possibility for a boat house or cabin or both with a pumpable septic system. Imagination with this property can produce an extremely attractive and valuable real estate holding.

The majority of the property is wooded - mostly hardwoods. The colors in the Fall compare with any other location worldwide for beauty. Locating a new building above the present structure would provide a wide angled view of the lake and the distant shore. Application to the DNR for permission to build a dock or wharf is likely to be approved. Water sports on the lake can be as broadly based as one would choose from sailing to jet skiing to kayaking to canoeing and sport fishing. Ice fishing is popular during the winter months on the Bras d'Or so activities are year-round.

Shopping is conveniently close by in both Whycocomagh and Baddeck along with a yacht club, golf course, restaurants and outstanding provincial parks.
