Overview:

75 acres on Cheticamp Island reaching from bay to wild meadows above a rocky coast, this property has never been listed before, and is only briefly available. Well kept hay fields surround a refurbished farm house, garage and old school building off the little traveled road, facing the town across the bay. Completely undeveloped, the opposite coast is a dramatic counterpoint for the bay side, while the Highlands behind the town and up the coast provide a panorama of ever changing colors. Excellent water, nearby beaches, and total privacy.

Comments:

This is a most unusual and even rare offering, which if not sold in the listing period will be removed permanently from the market in its present form. The old school house is a classic by itself, and suggests a number of varied uses. Being near the end of the private lands on the island, and unlikely to witness further construction in the indeterminate future, the lovely configuration of the sloping meadows, the views of village, mountains and sea, the bright stars at night - AND - the sweep of land across the whole island to the wild and rocky ocean front to the west, makes this a desirable opportunity which will simply not come again.

Notable:
  • this 75 acre parcel is rectangular and has waterfront on two sides
  • the western property border is on the ocean; the eastern border is on the bay
  • most of the contents of the house and the school building are included in this sale
  • there is a 11 foot dory stored in the garage that is also part of the sale - it is valuable; a late clinker-built classic by the Fraser Brothers - in excellent condition
  • a short distance down the road toward the tip of the island, there is a protected blue heron rookery - the largest in the maritimes - with over 100 nests in the trees
  • while there are no guarantees, the privately held land on the northern border of the property is unlikely to be developed or sold
  • if the property is not purchased during the course of this listing, it will be permanently withdrawn from the market and placed in a family trust
  • because the road at the front of the property is gravel and is not a through road, it has minimal traffic
  • currently, the only way to get to the western portion (ocean shore) of the property is by ATV or on foot; it is about a one mile distance
  • several years ago, the owner secured a quote from a local contractor to build a road to the western coast; $30,000
  • Wildlife is varied and plentiful: in the air, you see Blue Herons, seagulls, Bald Eagles, Black Guillemots, Northern Gannets, Double Crested Cormorants and Common Mergansers; on the land, you see red squirrels, rabbits, coyotes, and deer; in and around the water, there are muskrats, Harbour and Gray Seals, porpoises and dolphins, as well as a number of different types of whales - Pilot, Humpback, Finback, Blue and Minke.
  • Cheticamp is a charming Acadian town with an excellent Co-op grocery store, French baked goods, a number of good restaurants, the Le Portage Golf course (one of Cape Breton's fabulous four), public wharves, local fishing fleet, sport fishing opportunities and much more.
