There are 3 PIDs; two PIDs have ocean front and total 107 acres while the back lot of 53 acres is on the other side of Oceanview Drive with the far border ending in water frontage on MacLeod's Lake.

Oceanview Drive is very private. There are only three residences on the road with the balance of the land being undeveloped. The driveway provides further privacy, distancing the house by at least 500 feet from Oceanview Drive.

Two large areas surrounding Gabarus Bay are public lands. One, the Fortress of Louisbourg National Historic Site of Canada, is owned by the Crown. The fort itself occupies only a small portion of this designated area and the part that is visible from the property is completely undeveloped. On the other side of the bay is provincial land known as the Gabarus Wilderness Area. Not only do these large tracts of land add to the privacy factor at this location, they provide and protect the pristine character of the fantastic panoramic view.
