Overview:

This property has many appealing features but there is one that is so outstanding that it dwarfs the others - the ocean view. It is unequaled in this realtor's experience. No attempt at a description would do it justice, it simply has to be seen. The charming refurbished 2900 square foot old farm house is perfectly situated to take advantage of it. The other features of the property are fitting seconds to the tremendous view: 1500' of ocean front with stony beach, 160 acres including 40 in meadowland, white pine, back wood lot, fresh water pond, viewing deck / sun room and walk-out basement with the house, streams, no visible neighbors and absolute privacy. Eagles soar overhead, pilot whales feed on king crab and mackerel in the bay, seals bask on the rock outcroppings at the shore in the fall. Supplies and airport are just 30 minutes away in Sydney, Cape Breton's largest population center.

Comments:
  • There are 3 PIDs; two PIDs have ocean front and total 107 acres while the back lot of 53 acres is on the other side of Oceanview Drive with the far border ending in water frontage on MacLeod's Lake.
  • Oceanview Drive is very private. There are only three residences on the road with the balance of the land being undeveloped. The driveway provides further privacy, distancing the house by at least 500 feet from Oceanview Drive.
  • Two large areas surrounding Gabarus Bay are public lands. One, the Fortress of Louisbourg National Historic Site of Canada, is owned by the Crown. The fort itself occupies only a small portion of this designated area and the part that is visible from the property is completely undeveloped. On the other side of the bay is provincial land known as the Gabarus Wilderness Area. Not only do these large tracts of land add to the privacy factor at this location, they provide and protect the pristine character of the fantastic panoramic view.
  • There are some remnants or ruins of an early 19th century Acadian fishing village still discernable down by the beach well to the northwest of the house.
  • The vendor purchased the property in 2001 and had a survey done. The survey pins are in place and can be located and shown.
  • The age of the home is not known but certainly exceeds 100 years. The present owner and the previous owner both renovated the residence. Please see the "Improvements" list below for renovations and changes made by the vendor. The previous owner apparently raised the house and added a walk-out basement and the 25' X 15' sun room. The views from the sun room, the side deck and several of the bedroom windows upstairs are truly breathtaking.
  • The property has been a working farm in the past with hay production, vegetable crops, cattle and other animals. It has also had a private golf course with 5 holes on it!
  • The owner while in seasonal residence has consistently seen bald eagles on the property and sometimes Pilot whales feeding off shore. In the Fall, harbour seals take up residence on the rock outcroppings along and just off the shoreline.
  • The basement, given that it is a walk-out with windows, has high ceilings and covers 1100 square feet, is worth finishing and would provide significant additional living space.
  • An old wood stove was removed to comply with insurance requirements but the chimney remains and could accommodate a new one.
  • The attic, like the basement, offers development possibilities, particularly with the addition of a dormer. The configuration of the kitchen and dining room is such that an open concept could easily be applied, though both rooms are already spacious.
  • The stream-fed fresh water pond is located down the hill from the house very near the shoreline. There is an old road base that leads from near the top of the hill in front of the house down to the beach and makes walking down the hill to the ocean easy.
  • The 16' X 12' 6" side deck is well built and provides access to the sun room and house through a side door which in turn is conveniently located near the kitchen for barbecuing, snacks. refreshments and other entertainment necessities.
