| Overview: |
This is a residential property that can be many things. (Horse or hobby farm seekers, you will want to see this property.) It has all of the right features that include comfort, attractive small house, heated and electrified separate work shop, a large solid wood shed, a horse or other animal barn, 12 acres of meadows, extensive new fencing, gardening space, and just 10 minutes from Judique in Inverness County. This is one of the most picturesque areas of Cape Breton. It is also the center of activity for Celtic music and tradition. Sunsets are magnificent over the distant Gulf of St. Lawrence, and wildlife abounds throughout the acreage. The house, while modest in size is well laid out. The owner has done some up-grades in the past two years, including the kitchen, while the wood stove is a very good quality, and the shelving and cabinets are features along with the hard wood floors. The house has a hard wired Kubota generator, as well as a high speed internet satellite connection. Privacy and the Gulf views make this special.

| Comments: |
While the house is modest in size, is is quite comfortable and well laid out. The wood stove is very good quality and the interior of the home features a number of built in book cases and cabinets. The hard wood floors are lovely as is the trim wood throughout.
The forest acres, mostly comprised of softwoods, have been well managed. The hiking trails (also suitable for riding) wind throughout and add up to over a mile of coverage.
The location of this property is excellent because it is:
|
| Notable: |
-
there is a built-in wood storage closet behind the wood stove that keeps wood conveniently ready to use but out of sight
-
of interest is the fact that the builder used quarried stone from Port Hood Island on the foundation, retaining walls and terrace (these large stones are said to have been quarried by French prisoners over 150 years ago!)
-
the floors in the house are very attractive; slate in the mud room, kitchen, hallway and downstairs bath, aged fir elsewhere on the main level; maple on the stairs and throughout the second level
- high speed internet satellite dish and wiring is included
-
a Kubota generator ($3500 new with approx. 25 hrs. of use) is also included and was hard wired into the home by a certified electrician
-
the kitchen has near new stainless steel appliances - a Kitchen Aide range and a Fishel Paykel refrigerator/freezer
-
a seasonal brook crosses the property at the northern edge of the pasture that extends between the front of the house and the Gulf of St. Lawrence
-
one of the outbuildings is set up as a work shop and is both heated and has electricity
-
there are a number of apple trees on the property including several near the house
-
in addition to the drilled well that serves the house, there is a spring on the hill above the house for outdoor use
-
approximately 5 acres of pasture is enclosed with high quality electric fencing; there is a round training pen as well with wooden fencing
-
Mabou Road West is a good gravel road that has relatively little traffic and therefore provides an opportunity for riding horses off the property
