Overview:

Originally a farmstead, this approximately 75 acres has about 14 acres with 630 feet of river frontage, with two excellent appearing fields, and a further 61 acres extending from the dividing road back slightly over a mile. The about 60 year old house and three barns, one of which is large with a new roof, all of which being in good shape, are all above the road overlooking the river valley. A brook with a beaver pond and fishing holes has trout, which were rising while I photographed the land. A drivable track reaches back to the brook, and a new dug well with an excellent capacity, seven oversized crocks deep, supplies the house and barn, and one neighbor. The well is on the neighboring land but has a deeded access. The comfortably large kitchen has a wood cooking stove and a propane stove. The vendor had plans to open the wall joining kitchen and dining room. Similarly two of the upstairs bedrooms were to be joined into a larger master.

This is attractive and useful farmland. Approximately 30 acres of the 75 total is cleared fields with the balance of the acreage, 45 acres, covered with mixed forest having no recent cutting.

Comments:

The forest acres, mostly comprised of softwoods, have been well managed. The hiking trails (also suitable for riding) wind throughout and add up to over a mile of coverage.

Notable:

The vendor has an agreement with the owner of several horses, housed in the large barn on one end during the winter, the other having well constructed pens formerly for pigs. The new owner may decide on continuing the horse boarding (they keep the fields cropped) as he/she chooses. A friendly neighborhood, both quiet and private, with limited traffic on the road. A separate oil fired (hot water baseboard) and wood furnace - both of which are in good working order, the vendor having used both but mainly the wood furnace The unfinished basement has stone and cement walls, and a dirt (dry) floor.
