As it is, however, the occupancy rate exceeds 90% in peak season and averages better than 70% for the entire warm-weather season.

One interesting aspect to this business is not apparent at a glance - it has the advantage of having a panoramic, unobstructed view of the ocean, Ingonish island and Cape Smokey as well as beach access very close by without the burden of beach front property taxes. The shore is directly across the road and the beach is right there with no room for any building on the ocean side of the road. Guests at the resort just cross the road and walk down a short path to the water's edge. As summer progresses, more and more sand builds up to form a very respectable beach that is open to the public.
