Overview:

Situated on the Cabot Trail in Ingonish, Nova Scotia -
at the heart of the Cape Breton Highlands

Seascape Coastal Retreat occupies its own promontory in Ingonish North Bay and as such, benefits from the best Ingonish has to offer - beautiful vistas of mountains, sea and rocky headlands.

As Summer brings back the sand swept away by winter storms to the beach, puffy clouds once again sail above the waters surrounding Keltic Lodge peninsula and Ingonish Island. Cape Smokey beyond is the dramatic background for most seaward views. It would be hard to conceive of a more ideal location for this resort property with its 10 cabins, restaurant and spectacular gardens.

The Restaurant, ably managed by the Chef-owner, provides a local gourmet opportunity, enhanced by the fine wines in their cellar, and attentively served by well trained staff. Fresh local seafood is a consistent menu item as are freshly picked vegetables from the property's gardens.

The main building, which currently is both the restautant and the owner's residence, could easily be converted to a spectacular seaside home. A couple or family could carry on with just the cottage side of this successful tourist business on a seasonal basis, leaving the balance of the year for other endeavors.

The ten cottages have a varied but equally lovely and private view of sea and mountains, and are comfortably appointed to provide the vacationer with the best in a relaxing environment. Each cottage is air-conditioned and has a fireplace, a whirlpool bathtub and its own private patio. All cottages have one bedroom, living room with small kitchen area (sink, microwave, fridge, coffee maker, utensils etc), whirlpool bathtub, and 4 piece bath. Bedrooms have a queen size bed and high quality solid wood furniture. All are equipped with housekeeping facilities, a pullout double sofa bed in the living room, satellite TV & VCR, telephone, hair dryer and bath robes.

The large picture window in the living room provides each cottage with a fabulous ocean view. A short walk takes guests to a gently sloping pathway that leads down to the quiet sandy beach below.

More information is available at the Seascape Coastal Resort web site.

Comments:

Only four years old, this property suggests a number of possible approaches for a new owner. While little would improve on the existing structures, and the garden shows a loving care rare in this northern clime, the changing face and demography of Ingonish suggests that a much longer season will be the rule, as the town also becomes a winter destination for distinguishing visitors, including skiers. The restaurant could capture the attention of more luncheon as well as dining customers, and become a popular local meeting place with an extended season.

Expansion of the restaurant towards the beach, enhancing the deck serving area, and perhaps adding to the number of cabins suggests a broader earnings base.

The location is uniquely attractive, and the opportunity for innovative expansion of both season and facilities beckons to the seasoned hospitality owner/manager/investor.

Note: The large undeveloped lot (1.4 acres) adjacent to this property is also offered for sale. A prospective buyer of this business might wish to consider it as an area to either add additional cottages or as an oceanfront location for the owner's residence: View DETAIL PAGE FOR LISTING OF ADJACENT LOT.
