Overview:

Owlhurst is nestled on its own eleven acre private, wooded mountain ridge, in complete seclusion and inviolable privacy above the village of Monkton, which in turn is nestled in the famous Green Mountains of Vermont. Monkton, formerly wilderness and family farms, is slowly becoming The place to live, raise a family or maintain a vacation retreat for the urban executive in search of peace.

Owlhurst's unique homesite was literally blasted from the granite and marble ridge to create a vantage for some of the finest views in the state. Readily accessible Cedar Lake (fondly called "Monkton Pond" by the locals) is at its feet and, beyond, sweeping panoramic views of Lake Champlain and the Adirondack Mountains beyond.

Notable:
  • elaborate brickwork patio
  • courtyard with wide granite steps
  • landscaping carefully blended with natural surroundings
  • vast wrap-around deck
  • mother-in-law or guest quarters suite
  • handsome, hand-carved antique front door
  • backup electrical generator system (whole-house)
  • super high efficiency Buderus furnace
  • "Rolls Royce" construction (see VERMONT FRAMES)
  • American Home Shield home warranty
  • Top of the line 2 yr. old appliances included
  • main stairway was designed and wired for an elevator should the need arise
  • master ensuite with whirlpool and bidet
  • zone-controlled central heating and A/C
  • intercom system throughout
  • double, dual remote opener garage
  • central vac system

Comments:

Owlhurst is an exceptional residence of post and beam construction with spectacular views of the Adirondack mountain range, Cedar Lake and a sliver of Lake Champlain. Its location is very private yet only 20 minutes from the Burlington airport or Mad River Glen. Featuring Marvin window walls, radiant heat in house and garage, circular stairs to 4th floor loft, huge decks, au pair suite, central air, this is a home of superior quality, beauty and comfort. The price represents very good value as it is below the appraisal figure. A PDF file of the complete appraisal analysis is available on request.

Area Info:

A short stroll from Owlhurst is a lovely apple orchard where folks make pilgrimages in the fall to pick their own apples, and is equally close to the area's best known berry farm, where the kids can pick their own blueberries, strawberries and raspberries. Also walking distance, convenient but invisible from OwlHurst, is an old fashioned general store with a handy gaspump....so one feels secluded without feeling marooned.

Montkon is an unspoiled but growing farming and residential community evolving from its charter in 1762 (its evolution into a desirable residential community is well expressed by the highly coveted, top-quality Monkton public school). Monkton is perfectly located halfway between Vermont's largest town of Burlington and the famous college town of Middlebury with its campus, famous as one of the world's finest, small and exclusive liberal arts colleges (no less than Robert Frost conducted its annual poetry retreats).

Minutes away is the neighboring, quaint village of Bristol with its genuinely unique shops, good secondary schools, playful and historic annual festivals on its old fashioned village green, complete with Victorian bandstand and (nonfunctional) cannon. Yet less than thirty minutes away is the cultural center of Vermont, the lovely lakeside town of Burlington with its many attractions: the vast lake and views, superb shopping (be it in open air 18th century marketplaces or modern malls) , fine museums, world-class universities and colleges, and a state-of-the-art medical center. A thirty minute drive in another direction will take you to the historic college town of Middlebury which offers almost as much but on a cozier scale. Forming a triangle with Burlington and Middlebury is the state capitol Montpelier (possibly the smallest and certainly the most charming state capital in the country), famed for its culinary academy...and in between, some of the finest ski resorts in the United States.

Vermont is perhaps equally as famous for its hunting and fishing and nearby sites for both abound (for fishing, "nearby" is as close as Cedar Lake, a short walk away, be it summer or winter through its thick ice; "nearby" for hunting is a close as on OwlHurst's own acreage, a game preserve where deer, flocks of wild turkey and other wildlife abound for stalking as game.. or more gently with binoculars and camera.
